When Karin Thomas got her real estate license it felt like she’d been training for it for years. “Real estate is kind of the family business,” she laughs. Growing up with a mom who served in the military for a few years then went into real estate, Karin heard about real estate over dinner, on drives home from soccer practice, in just about every family conversation. Karin’s dad retired from the Navy, and became an agent with her mom, who became a broker. Talking real estate was just normal to Karin as she was growing up.

A lifetime resident of Virginia Beach, Karin graduated from Kellam High school and got a job at 18 working in information assurance for the Department of Defense. A highly motivated and intelligent young woman, Karin kept climbing the professional ladder, taking advantage of every opportunity. Through her job, Karin was able to get 2 undergraduate degrees in business and marketing and then went on to get her Master’s in Business Administration from St. Leo University.

After working for 11 years supporting the Military Sealift Command, Karin decided it was time to take a break from the stress and intense traveling schedule of her job. As she looked at her options, real estate seemed to be the career change she was destined for. Karin had jumped into real estate investing at a very young age. She bought her first home when she was 18. Her parents own multiple properties and had raised her with the belief that her money should go into her own investments, not into rent that pays for someone else’s investment. Watching her parents buy and sell homes, Karin was fearless about investing in real estate. Now she wants to lead others through the sometimes daunting experience of buying or selling a home.

“I’m dedicated to educating my clients,” says Karin. “I really care about people and their future. Buying a home is a big scary step for a lot of people.” This warm, energetic agent makes it her mission to know and understand the real estate process so her clients can trust her to manage the deadlines and schedules that are so crucial. Her attention to details and timelines makes her invaluable to her clients. With her family military background, Karin is ready to help military clients navigate the VA loan process and the many unique issues involved with military relocation.

Karin is especially optimistic about real estate in Hampton Roads. “I know this market. I’ve invested in this market,” she says. “This market is ideal for real estate.” Having worked in the DoD, Karin sees the stabilizing impact of the military community on the economy in Hampton Roads. And having traveled so much, she is also aware of the vast differences in housing prices. “We are still in a reasonable price range,” she notes. “Places like San Diego or San Francisco would be more difficult to jump into the market.” With that optimism, Karin is excited to help her clients see the possibilities and begin investing.

When Karin isn’t talking real estate, she likes to stay active. She and her husband Nathon enjoy hiking, biking, and kayaking. Their German Shepherd-Boxer mix Riley is usually at their side. Riley seems anxious to meet the newest family member as Karin has her first child on the way. Karin also enjoys painting with watercolor and acrylic, wood working, and gardening. She laughs about the mini jungle she has growing in her kitchen. She feels certain she inherited her green thumb from her German grandparents.
