New Construction in Hampton Roads

Brian Simon and the SimonHouses.com team of licensed real estate agents are experts in Hampton Roads New Construction. We have invested an enormous amount of time and resources into building relationships with local builders in order to get our buyers the best home at the best price possible. We become aware of many new homes and potential locations before they ever hit the market, often months before other agents find out they are available.

Because of his experience with a building company, as an owner/agent of Custom Home Builders of Virginia, Brian has been able to train the SimonHouses.com team with tremendous detail so that our team of agents are able to guide and protect our clients when helping them purchase homes in southeastern Virginia.

We are also committed to building energy efficient and environmentally friendly homes. Our quality Couple viewing floorplansbuilding style includes being an Energy Star partner and using building techniques that uphold these values. As a result, one of our new construction homes was filmed by the Discovery Channel for an episode on “how it’s made” Green Building. Read more about how our team is Going Green.

What Our Team has to offer YOU!

1. We can assist you by directing you to newly built homes that specifically match your criteria. Often our clients are finding homes before they are even listed in the MLS (Multiple Listing Service).

2. We can recommend builders based on their reputation and experience in delivering a high-quality and reasonably priced product. We can recommend builders who are financially sound, respond quickly to issues and deliver on time.

3. If you are without an agent, you are one buyer purchasing one home. If we are representing you, the builders are often more likely to negotiate in your favor based on their rapport with SimonHouses, because we bring them many potential buyers.

4. If you are relocating, we can assist you by providing local information on school systems, child or elder care services, public transportation and neighborhood profiles. When your new construction is under way, one of our agents will periodically stop by the site and provide you with progress, photographs and updates!

5. We can help as you choose between hundreds of design and upgrade options and can recommend those which will add value to your home when it comes time to sell.

Tips for Choosing the Right Builder:

1. Reputation

Do they have testimonials from previous clients? Were their homes completed on time or within a reasonable time frame? Did the builder listen to their requests? Was the builder flexible on color selections, providing a reasonable amount of buyer options?

2. Quality of Work

What are their standard features, and what is included in the base price of the home? What type of pricing do they have for their upgrades, and are they in line with the going rates?Do they cut corners? What styles and colors do they use for their fans, hardware, light fixtures and faucets?

3. Service

Do they offer a warranty? What type of service can you expect during that first year while the standard builder warranty is in place?

Bottom line - Our team knows local builders. We know the reputation, strengths and weaknesses of many Hampton Roads builders and we know what questions to ask and how to protect our buyers when they purchase a new home.

Remember: It is no cost to you to have a professional real estate agent representing you and your needs during this process.
