Frequently Asked Questions
What locations are available?
You can call our team to find out about some lots that are available through us or our partners. Many agents find clients lots from the MLS. Once you find a lot for a client, please do not write up a contract without our assistance! Land can be very tricky and if we are going to build on the lot we want to research the property and make sure that your clients are completely safe and protected and their costs are solid in regards to water connections and costs, sewer connections and cost, city tap fees, tree removal and grading and to make sure that the model they want will indeed fit on the lot they have chosen!
Are there more models to choose from?
We have a wide range of building ability and can build homes from 1,200 - 5,000 square feet. If your client does not like a model listed on the MLS, you can view all of our models by going to our new custom homes page.
How much are the various models?
You can find the base price of each model and amenities on this site. If you have any questions, you can email Brian at brian@simonhouses.com. To find our model prices go to the new custom homes page. Simply add the Base Home price + the Lot price which includes water, sewer and lot clearing (which will vary from lot to lot).
How do closing costs work?
If your client needs closing costs, or debt reduction they can simply roll that into the price of the home. Most of the time our homes appraise significantly over purchase price.
Have the homes been started?
Probably not, 99% of the time we custom build the homes rather than spec build the homes. This allows clients to choose their own colors, lighting and floor plan.
When will the home be completed?
90-120 days for the Classic Series and 120-160 days for the Elite Series (depending on the level of customization) from the day they pick their colors if we own the lot. If we do not own the lot, an additional 30-90 days will be needed to research the land, close on the land and get permits to build.
Do I write up the contract or do we do it together?
Once you line up a potential lot for your buyer and they have driven by and approved the location, call us to set up an appointment. We will write up the contract together and pick out colors on the same day so we can get started as soon as possible. If the client owns a lot, please do the same, just set up an appointment with us to solidify floor plans and guide the transaction.
What cities do you build in?
Our company and most network builders prefer to build in Chesapeake, Norfolk, Virginia Beach, Suffolk, Portsmouth, Hampton, or Newport News. Some of our network builders will build in Gloucester, Smithfield and Yorktown.
How does the financing work?
Because Sherry Reid at Towne Bank (757) 409-1184 has developed a unique program for our company we ask that your clients use them for their own good and the simplicity of our program. If the bank they are working with can do a similar program or offer a construction to perm financing option your client is normally welcome to use them. Our program is a blend of a construction loan and a permanent VA/FHA or Convention depending on their needs.
