We posted last year about trying to DIY real estate and the value of working with a real estate agent. On the flip side of the coin, even when you utilize the expertise of an agent, embracing our DIY culture by being willing to do some improvements yourself can save you money on the sales price.

If making some minor renovations appeals to you, that can open up additional properties as options and get you negotiating power on the sales price. It also can help you find a house in the location that you really want. An additional bonus is that fixing up a home can gain you some instant equity, making the home a better financial move.

Here are some tips when looking at properties that need some TLC:

  • When you view properties online and in person, look past the the furniture, home decor, and paint colors.
  • Hire a good home inspector and have them help you make a to-do list for the home.
  • Estimate the cost of expected repairs.
  • Be realistic about what you can tackle and make sure planned renovations that will wait until after you move in are cosmetic and not safety issues.
