What to do When Your Dream Home Sellers Won’t Budge

You've found your dream home and made an offer. Trouble is, the sellers won't meet in the middle or even budge. Homeowners can play hardball for a variety of reasons: sentimentality, a feeling their home is worth more or a desire to not give away their precious property for less than what they feel is a fair price. The sellers may have priced their property exactly right and buyers, while hopeful, are ultimately unrealistic. Whatever the reason, buyers have a few options when it comes to dealing with these types of sellers.

  • Take a step back. Distance yourself from the process. Just take a little time and determine if this house really is your dream home, and if so, what you're willing to pay for it.

  • Decide if the house is really worth it. Consider how long you've been seeking "the one." If you've just started, chances are you'll find another home you like equally or even better. But if you've been searching for months or possibly years, than taking the high road could be your best option here.

  • Ask your agent. This area is where a knowledgeable agent's experience benefits buyers. Sit down with your agent and pick his brain about what he feels is the best course of action based on your specific scenario. Bounce ideas back and forth and reflect on possible approaches.
